Prior to completion your property will have been ‘snagged’ by Chichester Developments to ensure that it is finished to the highest of standards when you move in. However even with the most rigorous of checks, occasionally some minor defects do not come to light until the property is occupied and the fixtures and fittings are put to use.
To ensure issues are dealt with efficiently and with the minimum of disturbance, the following procedures are implemented:
Prior to completion, you will be asked to carefully inspect the fittings and finishes of your new home and sign a Handover Acceptance Form.
Within 7 days of Legal Completion, in the unlikely event that there is any ‘damage’ to your property, please report this to Chichester Developments in writing or via email. This is so the items can be logged and actioned accordingly. Further details can be found in your New Home Handover Folder which will be provided to you on legal completion.
We realise it takes many months to properly settle into your property, therefore after a minimum of six months in your home, in the event that you have found any snagging items or defects covered under the LABC Two Year Defects Warranty, please report them in writing or via email. This is so the items can be logged. We will then endeavour to rectify the items as quickly and efficiently as possible to ensure minimum disruption to you and you family. A Warranty Checklist is included in your New Home Handover Folder, this outlines the items covered by the Warranty and also items considered the homeowner’s responsibility.
Please report any emergency items by telephone to our head office (01271 370589) during working hours. For emergency items out of office hours, contact numbers are provided in your New Home Handover Folder.
Emergency items are mainly those that relate to plumbing, electrical or heating failure, including:
- Complete failure of the heating and/or hot water system
- A water leak that cannot be contained
- Complete failure of the electrics
- Flooding caused by blocked drains that threaten to enter the home.
