This simple guide details the buying process and takes you through, step by step, the important stages of purchasing your new home. Further information will also be provided by our preferred selling agent, Webbers.
Before you make any decision to buy a Chichester Developments home, you should already have made arrangements through a financial adviser so that you are aware of the funds you will need to proceed with a purchase, i.e. deposit, mortgage agreed in principle.
To secure your home, you will need to pay a reservation fee of £1,000 (which goes towards the purchase price), and be in a position where you can proceed to buy, i.e. sale agreed on existing property, cash buyer.
To complete the legal conveyancing process, you will need the help of a legal advisor who will act on your behalf. It is their responsibility to arrange the legal transfer of ownership from Chichester Developments to you.
Depending on the stage of construction, you may be able to personalise your new home with specific choices (kitchen and bathroom tiles) and/or optional extras. You will be able to discuss what is available with our sales manager. Optional extras may need to be paid prior to exchange of contracts.
Once the legal work is processed, your solicitor will exchange contracts with us. We aim to do this within six weeks of you making the reservation. At this point, you will need to pay the deposit, which is normally 10% of the cost of your new home. This legally confirms that you will purchase the property and we will sell it to you.
On exchange of contracts, we will agree a completion date, this can be a fixed date or within a 10 working days’ notice period.
We will provide you (via our selling agent) with regular updates on the build stage of your new home.
We will invite you to a demonstration of your new home (this is normally a few days before completion). It is important that you attend this, as you will be shown how all your appliances operate and key features will be pointed out.
On the day of completion, once the funds have been received by our solicitor, your home becomes legally yours, and our onsite sales executive will be on hand to welcome you and give you the keys. Our Project manager will also read the meters and complete a key handover form – you will receive a copy of this document.
You will also be given a New Home Handover Pack which contains further information on your new home and details of guaranties and warranties.
